3 Simple (But Effective) Pieces Of Advice I’d Give Anyone Creating a Vacation Rental I would give after staying in 40 rentals over the past 18 months.
These are the three simple (but effective) pieces of advice I’d give anyone starting (or who wants to get started):
Advice #1: Know your client
Your property will make a more significant impact when it has a solid emotional connection with a person who typifies your ideal client.
It is about defining your unique point of view with how you will satisfy this person’s needs and desires, which can only be done when you are clear on who this person is. Creating a Client profile is a potent tool for getting this clarity.
Ideally, you would like to do this with someone you know or someone that inspires you.
What will motivate this person to choose your property over an alternative? Also, consider who you do not want as a client. People who you want to avoid working with. Where is the mismatch between what they want and what you offer?
The goal is to dig deep and connect with your client on an emotional level.

Advice #2: Create an original vision
Creating a vision with an original concept is an important step you need to take when designing your property’s interior.
The interior is an opportunity to create your first visual interpretation of all your aspirations, how you want to position your vacation rental as a brand, how you want to be perceived and the value you want to add to someone else’s life.
It is an opportunity to get clear with where to take the “look and feel” of the interior and how you will get there.
Without a strong and purposeful vision, you are going to find that you are going to be swayed in so many different ways when making important design decisions.
Advice #3: Position your property to stand out
When it comes to the thinking behind making an emotional decision, your clients will rationalise their choices with how they make a booking based on the considerations they learned from other alternatives.
But realistically, their emotions will influence and, in many cases, even determine their final choice.
Positioning is about taking the overall essence of your Brand and looking at how you can create the right impact that will connect with the emotions and desires you want your clients to feel when interacting with your vacation rental for the first time.
Research reveals that consumers perceive the same personality characteristics in brands as in others.
And just like with people, they are attracted more to some personality types than others. Your Brand should have a beautiful set of photos that evokes a robust set of positive emotions.
